  • My wife and I relocated to Charlotte and Joe found us a nice rental apartment over the span of a weekend. Since we had to fly out before some apartment were ready for viewing, he visited them on his own, took videos for us, and arranged everything beautifully. Fast forward a few months...My wife and I began looking for a place to buy. Since we were relatively new to Charlotte, it took us several months to find something we liked. During this, we switched the search scope from Uptown to Dilworth and back, from condos to houses to townhomes. Not once did Joe complain, even when we were meeting up every weekend for hours. All in all, my wife and I visited about two dozen places (a fun way to explore the city over the weekends!), before we found a place we liked enough to bid on. Alas, it failed because the seller wouldn't negotiate... So the search went on for another two months, during which we saw about two dozen more places before Joe led us to a house in Uptown. My wife and I liked it right away. This time, the Sellers worked with us to a win-win deal. (Side note: For both negotiations, we didn't rely on Joe much because we're financially savvy . We tapped Joe for comp sheets and came up with the price. He was somewhat hands-off here during negotiations--but that's what we needed, no pressure to overbid. For first time homebuyers, winning the bid is the beginning of a long process. We didn't realize that at first, but after you sign the contract, the real work begins. Inspections, mortgage applications, repair negotiations, a hundred forms, deadlines, different contractors for renovation quotes... (Yes, part of the craziness was us cramming everything into pre-close so we could start renovations right afterward...) Because the sellers wanted a quick closing, the due diligence period happened over the year-end holiday season. Unfortunately, we were out of town for part of it. Also, Charlotte shuts down and it's hard to get work down. Fortunately, we had Joe to hustle on our behalf. To make sure we were on track, he scheduled roofers and HVAC guys to get us estimated repair costs. He even sent us Youtube videos of the process so we could stay on top of things remotely. After a loooooong month, we closed the deal. Our mortgage broker said it's one of the smoothest deals he worked on, and my wife and I firmly believe that a large part of the credit goes to Joe!
