| - This is a newly constructed apartment complex that opened in June/July 2015. I have been living here for a few months and as with new construction there are pros and cons. Let's begin with the
Pros:
1) Newly constructed building with a modern look.
2) Very close to Cleveland Clinic (walking distance), and a few minutes to Case Western, University Circle, Little Italy...
4) Stainless steel appliances and granite-type counter-tops in kitchen and bathroom.
3) Nice size fitness center, party room and roof-top patio.
4) Concierge (extremely polite, helpful - these guys are awesome!). All courier deliveries are accepted by them and you receive an email notification during delivery and when picked up. Love it!
5) Whether it's your apt. door or main entrance, you are given 1 key fob which is awesome! Go away bulky key sets!
6) Fiber optics internet (no TW, yeah!) built in each unit - no visible cables and routers! Price is steep though ($75 for only internet service; double for internet and TV).
7) In unit washer & dryer (smaller in size though).
8) Move-in ready! No application fees, no need to call utility companies for setup. These guys have it plug-n-play; usage fees are added to your monthly rent.
9) The management staff is great, personable and they care about the residents. They organize monthly events to bring residents together to make their living experience positive. Events thus far have been fun.
10) After dark, security personnel in the open parking lot.
11) Stand-in showers instead of bath-tubs!
12) Soda vending machines on every floor (perhaps an overkill and waste of space).
13) Small outdoor dog "park".
14) Bicycle storage pods (for extra $).
Cons:
1) Expensive! Perhaps one of the most expensive apartment complex outside the downtown Cleveland area. I am not sure what the occupancy is (perhaps less than 50%) while other places have a wait list!
2) Location is not much to desire for. No views at all! You either face the Clinic or the dilapidated houses or the construction of the new medical center.
3) A 2'x2' window opening in the living room and in the bed room is all there is for your fresh air needs. No balconies in this complex!
4) The property has no covered garage which absolutely irks me.
5) In-unit construction quality appears so-so; time will tell (particle-board cabinets look flimsy; floors are imitation hardwood vinyl tiles).
6) Lack of additional storage room within the unit.
7) I would have preferred a kitchen exhaust system venting to the outside of the building instead of internal circulation.
8) Dishwasher requires an additional aid to "dry" your kitchenware; without which it will be wet despite using high-heat dry setting.
9) External noise: which comes with the proximity to the hospital and a fire station - vehicle sirens can sound anytime day or night (I sleep with ear plugs).
For the amenities provided, the rent is quite steep. The management should really look into figuring out a fair market rate if they want to retain current residents.
Overall, a really good place and positive experience.
