  • This is by far the worse company that I have ever had the privilege of renting from. I urge anybody who is considering renting from this company to RUN away as fast as you can. If for some reason you are still in favor of trying them out, I suggest walking to the nearest wall and banging your head against it until the feeling passes. It will be far less aggravating than this company will be. I had the opportunity to experience their outstanding service for 3 years. Day 1 of my rental, the garage door falls apart, literally comes off the track and is hanging suspended in mid air. I immediately call their emergency maintenance number as I have all of my moving boxes and possessions in the garage. Apparently this is not an emergency and I'm forced to wait until Monday for someone to respond. This is a Friday afternoon. Due to my concern of having my valuables stolen overnight, I move everything I can into the house and repair the garage door on my own dime the following morning. Despite assurances by the maintenance person I was never reimbursed. I never received any garage door openers either, having to purchase aftermarket units to use. Throughout the duration of my rental, I was constantly charged for late fees due to payments being "received late". I don't know why it would take USPS more than 3 days to deliver a check from Chandler to Gilbert but alas there was no recourse but to take it up the rear by the lovely folks at Invitation Homes. This forced me to have to arrange to have my payments dropped off every month. This was especially appreciated by me since I travel often for work and would have to rely on friends or neighbors to do this for me. They were also elated to have to drive out of their way every month. Every year upon renewal my rent would go up between 20% - 30%, far exceeding the normal rate of inflation. But I soon learned that this was another benefit from the caring folks at Invitation Homes. Everyone should have the opportunity to pay more for the luxury of their service. I could go on about the numerous maintenance requests that would go unanswered throughout the years. The letters from the HOA being forwarded to me because IH would not pay the dues. The sporadic love letters by email and mail about "late payments" and the absurd but tender fees associated with said late payments. But the more I think about my history with this place the angrier I become. I will end this with the final gesture of love received from IH upon my move out and unwillingness to renew. Despite having had the home repainted, pofessionally cleaned [carpets, windows, fixtures]and providing receipts of such, I was charged a 25% cleaning fee from my deposit. Since I moved out before the end of the month, I was assured that I would be credited for 5 days as well. On my final invoice I did receive that 5 day credit, directly below the credit line was a "credit reversal" in the same amount of the credit. I can only assume that this was to be IH's final "fuck you" to me. It was received with immense gratitude. Do yourselves a favor folks, rent from someplace else, stay in a hotel, consider a trailer, hell live in a box. DO NOT go through with this company, you will regret it.
