  • One star for this company is a joke. The most dishonest, unprofessional, manipulating property management company I have ever had to deal with. Only means of communication is with one gentleman, Damon, who will only talk to you via email, with claims that he will only do this to protect himself. It is actually so he can wear you out through endless emails resulting in no resolution and instead him belittling you as a customer. Some lessons that I've learned through this shitty company are as follows. -Do not, and I repeat, do not move into the house if it is not fully ready to go. If you are looking at a property and they claim they will clean it up for you before you move in, Run as fast as you can. They do not honor their word. - make sure to take as many pictures as possible before you move in and send it to them directly. This will cover your ass later down the road when they try to claim that you did something, even if you didn't do it! - make sure to notate every single defect wrong with the house on that move in inspection sheet, even if there is a little dent or something out of place. -kiss you're moving in deposit goodbye. They will try and charge you bogus fees for things that were listed on the move-in sheet but were mysteriously looked over at moveout inspection. The inspection sheet is vague and although Damon claims that a third party company completes the inspection itself, his signature is at the bottom of the form. Would love to have an explanation of this but I'm sure I'll get the usual runaround and be told that I'm harassing Poor Damon's thievery business. - if you are on their auto pay system through their website, turn it off and manually pay. If the auto pay does not pull money from your account, due to a system issue on their end, you will be flipping a $150 bill in bogus fees. Ask for the money back and you will be told that it's ALL YOUR FAULT and that you broke the lease agreement. - potential homeowners who want to use this property management company, I would advise highly against that! I have rented multiple other houses and I have never had as many issues as I have with Arrow property management. Thanks to this company, I no longer trust renting a house anymore. I have gone to such extreme lengths as to contacting the owners of the property, individuals who live in a different country, to complain about this company. Damon has the worst work ethic, and customer service skills I have ever seen. Unfortunately he will not listen to reason and instead only cares about the money that is coming in to his company whether it be through fees, or deposits. Damon, if you ever read this review, I ask you to do one thing. Stop fucking over your tenants for quick personal gains! One day, you're going to mess with the wrong person and get sued! I personally tried to hire a lawyer, unfortunately I'm limited to how much legal fees I can pay out, and I know you are betting on this! I always enjoyed our conversations where all you ever said was that you were following ARS guidelines, and that I was lying! Keep treating your customers like that and see where it gets you! Little tip dummy, look at your tenant ratings and take a hint! Don't be such a defensive, ignorant thief!
