Just don't do it.
They'll tell you anything they want to get you in and then leave you high and dry once you sign the lease...my experience in a nutshell:
Our home had a pool with a heater. The heater was broken when we moved in and never fixed (even though it was a major selling point of the home).
The pool's leveler also broke...their solution...a hose. That we were supposed to monitor and keep tabs on even though in the lease it is THEIR responsibility. Eventually after having to contact the VP, it was fixed.
The fridge door stopped sealing correctly and when we asked to have it fixed, the repair guy just told us it was our fault for putting too much weight on the door. (Really? A galleon of milk, some butter, a few bottle of dressing, and a can of soda or two is too much for a fridge door that is slotted for all this!?) it'll stay this way until it breaks completely.
The ice maker stopped working in the freezer, at first they blamed on us and said ti's because we aren't changing the filter enough (which was changed as per instructed), then after a second repair guy came out they found the line was bad (going into the fridge, nothing to do with the filter). Which they eventually replaced.
Our stove stopped working, it took them 5 days to send someone out to fix a major household appliance. (5 days is about average time to wait for a repair guy).
Their staff at the office DOES NOT RETURN PHONE CALLS OR EMAILS, EVER. Unless that is, they want something from you. These are some of the most unprofessional people I've ever worked with. Our portfolio manager must of changed 3-4 times in the course of the year.
The A/C unit in the house was never serviced and the filters were so bad when we moved in they actually were collapsed and being sucked into the vent. Upon requesting a check up to the A/C unit...nothing was done.
The house and yard itself was generally poorly kept, things that we didn't notice when we moved in (craters in the yard, a dog tether, dead plants, cigarette butts from a previous tenant EVERYWHERE), so they don't inspect their homes very well.
Their patch jobs from the last tenant were poor and globby (again not something I noticed when I moved in).
2 months before we moved out they sent us a "special early savers deal!" where they would raise our rent by only $100 a month if we renew our lease early!
We put in ceiling fans and when asked if the company wanted to reimburse us (half the price we paid) for them they told us no, we could leave them for free or on second thought they might even decide to charge us to take them down. (Mind you these were high end (Westinghouse ceiling fans that retail for $95-$100.)
When we moved out they tried to charge us for things that we never even had (even as noted in the lease) and things that were ok'd by our "portfolio manager."
(Garage door opener and nail holes in the wall).
So, if you want a frustrating VERY EXPENSIVE, hard to work with landlord...by all means! Sign up for invitation homes today!
Seriously though, I highly recommend NOT renting from these folks.
