  • I moved out a couple of months ago after living here for a year. I have a 4 page document detailing all of the issues we had with the property and the management, but I'll try to stick to the highlights here. Within a month, the 4'x4', .25 inch thick mirror fell off the bathroom wall. It hit the granite countertop and shattered, causing pieces of glass to lodge in the wall, cabinet doors, and floor in the bathroom. Glass flew out the bathroom door and down the hall, lodging in the hallway floor and littering the carpet in the bedroom. My call to the emergency maintenance line was never returned. The scariest part of this was that my son had been standing in front of that mirror not two minutes before it fell. Had he been there when it fell, it could have killed or seriously wounded him. As it is, two weeks later, he stepped on a piece of glass that somehow hadn't been sucked into the vacuum cleaner during the cleanup. I continued to find glass, some pieces small, some large, tucked into corners of the floor for about two weeks after the incident. I made it very clear immediately following the incident that safety was my primary concern, and that I wanted the mirrors in the other bathroom clipped to the wall ASAP because I feared they would also fall. The clips were not put on until a month after the incident. Never at any time during this process were we offered any compensation for the distress we were caused, the danger posed to our family, or the inconvenience of having a damaged bathroom (with no mirror in it) for a month. Three months after our mirror incident, Liv sent out a notice that as a safety precaution, they were installing clips on all the mirrors in the complex. In the first 3 months, our reserved, covered parking spot (for which we paid additional rent) was given to someone else THREE times. The first two times, we were very accommodating and understanding. The third time, we refused to move again. No compensation was ever offered. Liv claims to be pet friendly, but everything about them, from the pet-based "amenities" to the communications from the staff are distinctly pet-unfriendly. After we had lived here for over 6 months, they finally put sod down in the dog park, but the place is now absolutely covered in dog doo. Yes, cleaning that is the responsibility of the pet owners, but is this very issue not the reason we had to swab our dog for DNA and send it off to Poo Prints? The pet waste stations are all landscaped with rocks, so in the summer months, pets have to poo while standing on burning hot rocks that hurt their feet OR they can walk to the dog park to poo, burning their feet on the asphalt along the way. The staff are very quick to blame dogs for just about any complaint they receive without actually investigating the issue. Stains on the elevator floor? Must be dog urine. (Nope. It was really liquid garbage leaking from the cheap totes the valet garbage guys use.) Bug bites? Must be fleas. (Nope. AFTER they told us that, a pest guy came and checked the building. No fleas.) Bad smell in the hallway? Must be animal waste. (Nope. It was a clogged floor sink in the mop closet.) Liv also doesn't enforce their own pet policies. No one picks up after their pets, one person's purebred German Shepard (breed and weight violations) lives in a crate on the balcony, and one couple has three huge Weimaraners (weight violations) In addition to all this, the building is simply cheaply made. The floors are ridiculously thin and noisy, the toilet lids bend to the point of breaking if you dare to sit on them, the mirrors clearly don't have enough glue to support their weight...the list goes on and on. In the one year we lived there, we had at least 3, maybe 4 property managers and 2 or 3 maintenance supervisors, so apparently either everyone got sick of the BS and left or they got fired. Four other people in my hallway moved out within 3 or 4 weeks of our own departure. The high turnover in both staff and residents speaks volumes. And don't bother submitting a review to them, even if they ask for one. I was solicited for one, so I sent it. It was pretty on par with what you see here. Naturally, they didn't post it on their website. They never contacted me about all the issues, either. Bottom line: I wouldn't recommend this place to anyone.
