  • My office HOA transitioned to APM around in APril, 2017. These guys have got to be the worst property management company I've ever had the misfortune to deal with. They appear completely disconnected with the properties they manage. A few months back we had problems with birds nesting outside our office entrances. The birds were making a terrible mess to the point where my tenants were complaining of a health hazard. I made many attempts to get them to clean up the mess. Kept getting the runaround from the community manager, Kevin. Told yes we will be taking care of it but nothing happened week after week. Rather than lose tenants my wife and I ended up spending a couple of hours washing down the patio outside our office entrance. The attached pictures show what it looked like. Then I started having problem with my dues. After transitioning to APM in April my first invoice showed amount due as $1500. When I questioned it I was told to ignore it, that a new statement would be sent out. Subsequent statements still reflected a balance much larger than I should have been. When I started digging into it I realized that my ledger had been moved to APM as of 03/31. My April payment had gone to the old PMC and been deposited on April 10th but they never relayed this fact to APM. The old company then made a journal entry adjustment to negate my payment to show a zero balance. The didn't refund me any money or notify me or APM that they had done this. I then had to fight with APM accounting to try to prove that I did in fact make my April payment. They wouldn't believe me, wouldn't contact the previous company for verification and told me I had to provide bank statements proving I made the payment and it wasn't refunded. I told them I was not prepared to send confidential business bank statement to a property management company due to some accounting screw up. I finally had to contact the old PMC to get them to forward proof of payment and proof that no refund was issued to APM. This is not something I as a property owner should have to do. I wish I could convince our HOA to drop these guys but I don't have a say right now.
