They just took $4,000 from my friend after verbal agreements had been confirmed with multiple phone calls. She tried getting this in writing before moving out with multiple emails and letters but he would never reply, he would always call and confirm on the phone. Super sneaky and they now have no proof since there is no physical evidence. DO NOT USE THIS COMPANY!
Here is the experience my friend just had with them.
"Back in February, we contacted our landlords at our rental to let them know that we weren't comfortable living in that house anymore (after our 2nd break-in and 4th time our mail was stolen & 3rd time we had to call the cops) The contract states that to break the lease, you forfeit your $1500 deposit, and you're charged $2000, on top of $50 a month for every month left in your lease. The front gate had been broken since we moved in, and I think they knew that contributed to the theft, so they told us they were going to waive the $2000 fee and give us our deposit back as long as we waited until they found another tenant & the house was left in appropriate condition. The next day, they called telling me the owner is 100% on board with everything and feels awful- and we will get all of our money back.
3 sets of people came to look at the house, I found the best couple, and he & his wife were going to move in on June 1st, which means we stayed & paid rent until May. We began our home search.
Then in May, we moved out, spent hours on yard work & filling holes/painting walls inside, payed someone to clean the place spotless, then Gary had to go back and scrub baseboards and behind appliances. All because we thought we were going to get our deposit back.
After we moved, I emailed them letting them know it was spotless, and asked when we would get the deposit, and they emailed back asking for our new address. I gave it to them.
Then, we didn't hear for them for 2 weeks. They ignored our emails and calls.
Yesterday, we received a letter in the mail that they are keeping our $1500 deposit and charging us $2500 for breaking the lease & having 11 months left on our lease.
That is a total of $4000.
I emailed asking if it was a mistake, because they promised us that we would incur no cost, and we thought they were good/honest people, and we wouldn't have moved if we thought we would have to pay the $4000, and why would they tell us that we won't incur any charges and then screw us - and all they could email back was "we thought you were good people too. We must abide by the contract- the remaining payment is due June 15th"."
